This Property is located at the junction of Three Rivers (Manimala, Pampa, Achancovil) and it is 1.5 km on the left side of Alapuzha – Changanassery Highway and for reaching the site, please take an immediate left turn after the Nedumudi Bridge. This Property is an oldest Tharavadu in the locality and it consists of 6.5 acres of land. VILLA DETAILS

The total number of Villa suites are 32, 4 Villa buildings with each having 8 villa suites. Each villa have 2 bed rooms with bath attached, living room, kitchen with total plinth area of 800 sqft. The Villas are equipped with 3 star level amenities like fittings, furniture, bathroom and kitchenette furnishings etc. and also have 500 meters of water front, game and exercise stations, open air stage, yoga centre etc will be accessible to all those who are living in the villa suites.
 
 
FRACTIONAL OWNERSHIP RIGHTS / OPTIONS:

1. One can use the facility for fractional part ( 1/12th or 1/24th 0r 2 weeks or 1 month) of a year.
2. Can use the facility for equivalent of fractional part anytime during the year. For those days not used and was rented out payments will be given to owner. The payment will be based on the yearly average occupancy rate and rental amounts.
3. No other cash payment are required for maintenance, upkeep and furnishings. A 20% number of days are set aside for AYH Management for the upkeep, upgrade and replacement of furnishings and furniture etc at 4 Star rating. This also includes maintaining internet connections, TV cable, Waste management systems, Electric/Plumbing facilities as well.
4. Only property registration charges are to be met by the prospective buyer.
5. On going local taxes for building and property shall be borne by AYH Management.
6. Guest management, registration, billing, web site and applications, collection of service charges are done by AYH towards which a 20% charges are to be deducted from the rental amount.
7. Each Villa has its own Electric and Water meters and usage charges to be paid by owner when they live in their own facility for the period of their stay.
8. There will be a discount provided for owner of the Villas for services at restaurant, health centre, and other facilities. These discounts could vary from 5 to 10% depending on the season.
9. There are various ways, an owner can utilize the facilities - One can use it as a vacation home for every year, their allocated number of days with family and friends. They can also send their guest in a similar manner and within the number of allocated days, no payments are required. And also the Villa owners can come every year and undergo heath maintenance programs at our Ayur Health Centre at discounted rates.

From the above you will see that the return is more than 15% per year and this depends upon the tourist season.

10. PRESENT STATUS OF THE PROJECT - Piling work of the entire project is over, and civil work is in progress. Project is due for commission by March 2011. Few more villas are available for booking, either you can take 2 weeks slot @ price of Rs.1.5 lakhs or One month slot @ Rs. 3 lakhs the entire Villa at a Price of Rs.36 lakhs, in which case we will give an attractive discount.
